Important Notice: ApnaPropertyWala is NOT a real estate developer, broker, or agent. We provide Digital Listing Services only. We do not participate in, facilitate, or handle payments for the actual sale, purchase, or rental of any property. All financial transactions on this website are exclusively for Ad Subscription Fees.

1. Listing Requirements & Advertisement Accuracy

All property advertisements must contain accurate, truthful, and genuine information. By posting an ad, you represent that you have the legal right to market the property.

  • Advertisers are solely responsible for the content, photos, and descriptions uploaded.
  • We act as a passive conduit for the online distribution and publication of user-submitted data.
  • We are not liable for any incorrect, misleading, or fraudulent details provided by advertisers or third parties.

2. Service Fees & Payment Processing

Access to certain premium listing features requires the payment of Service Fees.

  • Razorpay Integration: All payments are processed securely through Razorpay Payments Private Limited. Your use of this service implies agreement with their terms.
  • Non-Refundable: Payments made for ad subscriptions are for the utilization of our digital space. Once an ad is published, the service is considered fulfilled.
  • No Transactional Guarantee: While we provide platform visibility, we do not guarantee property sales, rentals, or any specific lead conversion.

3. User Obligations & Conduct

Users must provide valid identification and contact details to maintain the integrity of our listing directory. Any misuse of the platform, including data scraping, automated spamming, or the upload of malicious code, will result in an immediate permanent ban and possible legal action under the Information Technology Act, 2000.

4. Limitation of Liability

The services provided by ApnaPropertyWala are on an "as-is" and "as-available" basis. We shall not be held liable for any direct or indirect damages, financial losses, or legal disputes resulting from the use of this website or any offline interactions between property seekers and advertisers.

5. Account Suspension & Content Rights

We reserve the absolute right to remove, edit, or modify any listing without prior notice if it is deemed inaccurate, duplicate, or in violation of our "Safe Marketplace" policies. Continued use of the website following any changes to these terms implies full acceptance of the updated policy.
